A quick walkthrough of a full inspection — from starting a new report to exporting the finished PDF. Most inspections take just a few minutes in the field.

  1. Start a new inspection

    Tap the plus button to begin. Enter the property address and choose the role of the person you're inspecting with — Tenant, Owner, Buyer, Seller, Property Manager, Agent, or Other. Pick the inspection type: Move-In, Move-Out, or Routine.

    If you've inspected before, the address, party name, and inspector will offer to fill in from your earlier reports — tap to accept.

  2. Work through the areas

    Start the Exterior or Interior section and open each area — walls, roof, kitchen, and so on. For each, set the condition, note the materials, and add any observations.

  3. Add photos

    Take a photo right in the app, or add one from your library. Each photo is fingerprinted and time-stamped the moment it's added, so the report can later prove the image hasn't been changed.

    Good to know

    The app never saves photos back to your library or browses it. It only reads a photo when you pick one to import.

  4. Speak your notes instead of typing

    Tap the microphone and describe the area out loud — it's faster than typing on a phone in the field. Your speech is turned into text right on your device.

    If your note gets cut off

    Dictation runs entirely on your device, which is what keeps your voice private — so it stops after a long pause rather than listening indefinitely. If part of your description drops, just tap the microphone and speak it again. Shorter bursts with fewer long pauses work best.

  5. Capture signatures

    At the end, the inspector and the second party sign on screen. The signing name fills in from the report automatically, and you can change it if a different person is signing.

  6. Review and export

    Tap Review & Export to generate the PDF. Choose where to save it — the app remembers the folder you used last time. That's your finished report, ready to keep on file or send on.

Every report ends with two things that make it hold up over time:

You don't have to do anything to produce these — they're built automatically as you work.

Editing after the fact

You can correct report details — address, party, inspector, date, condition, notes — after an inspection is created. Every edit is recorded in the Report Edit Record, so the report stays honest about its own history.

Your privacy

There are no accounts and no sign-ins. Nothing you record is collected, transmitted, or sold. Your inspections, photos, and reports stay on your device until you choose to export one. See the privacy policy for the full detail.

What this app is — and isn't

Rinnovare Inspection is a tool for documenting the observed condition of a property at the time of an inspection, and for keeping that record on file. It is not a substitute for a licensed home inspection, a professional engineering evaluation, a pest or environmental assessment, or any inspection required by law, contract, or lending. The person conducting the inspection is responsible for the accuracy and completeness of what they record.
