Make an Offer

When you find the right home, we move fast. We analyze comparable sales, assess the seller’s motivation, and craft a competitive offer strategy — price, earnest money, option fee, closing timeline, and contingencies all work together.

💡 In Houston, the Option Period is a uniquely Texas feature — a set period (typically 5–10 days) during which you can back out for any reason for a small fee. Use it wisely.

Option Period & Inspection

Once your offer is accepted, your Option Period begins. Schedule a professional home inspection, review the Seller’s Disclosure, and assess any issues that could affect your decision or negotiating position.

💡 Always get a full home inspection — even on new construction. We recommend inspectors who specialize in Houston-specific issues: foundation, HVAC, and flood risk.

Step 05 of 06

Under Contract

After the Option Period, you’re officially under contract. Your lender orders the appraisal, your title company begins the title search, and we monitor every deadline to keep your closing on track.

💡 Do NOT make any large purchases, open new credit accounts, or change jobs during this period. Any change to your financial profile can delay or derail your loan.

Step 06 of 06

Closing Day

Texas closings happen at a title company. You’ll review and sign all loan and transfer documents, pay your closing costs and down payment, and receive your keys. The whole process typically takes 1–2 hours.

💡 Bring your government-issued ID and certified funds for closing costs. Wire transfers must be initiated the day before. Rinnovare Realty attends every closing.
